From 1st July 2020 it is a Landlord’s responsibility to ensure there is an EICR report in place for any newly rented properties (for existing properties to have this in place by April 2021). We are working with landlords to ensure they remain compliant.
The purpose of the EICR report is to inspect and test the electrical installation to determine if there is any damage, potential risk of shock, potential fire risk and to insure that the electrical installation complies with the latest 18th edition wiring regulations BS 7671.
The report consists of a full visual inspection of the electrical installation with 20% of the switches, sockets, light fittings etc removed and inspected. Each circuit will then be individually tested in depth recording various test results on the EICR report.
Any non-compliance would then be listed on the EICR report using a code system:
C1- Danger present, risk of injury immediate action required.
C2- Potentially dangerous, urgent remedial action required.
C3- Improvement recommended.
F1- Further investigation required without delay.
If codes C1, C2 OR FI are used the report would be classed as unsatisfactory. The landlord should then look to carry out any works to bring the report to a satisfactory condition.
The EICR report is a 9 page document that lasts for from 1 to 5 years ( depends on Electrical Installation Condition ) and for changes of tenancy.
